The project

The primary objective of this development, which also includes 18 private townhouses, was the reintegration of a previously industrial site into a predominantly residential area. The design was sympathetic to the area and included landscaped communal green spaces, attention to privacy and an underground car park.

Our role

As the Employer’s Agent acting on behalf of Paragon Community Housing Ltd., we liaised between our client and the developer to ensure that our client’s requirements were met.

This meant assessing the design in the early stages, including preparation of an HQI assessment, analysing the project cash flow, compiling the employer’s requirements and advising on the employer’s choice items.

Throughout the project Churchill Hui carried out weekly site investigations to ensure that the construction of the units was well executed, issued monthly notices of payments and monitored the progress of planning conditions and building control.

Towards the conclusion of the project we led the snagging, de-snagging and handover process. This involved liaising with the developer to ensure that the units were finished to Churchill Hui’s high expectations, organising the familiarisation day and issuing the Practical Completion Certificate.

The result

The finished scheme delivered 10 affordable homes of excellent quality that benefitted the aesthetics of the local area. This attractive development contributed to a WhatHouse? Award to London Square in 2016. An underground car park providing 64 spaces was a particular highlight in this neighbourhood with limited free parking. Furthermore, residents of the development have reported that they are delighted by their new homes and very much feel part of an active community.
