Amelia House, Strand Drive, Kew

A development of 48 flats, of which 24 are rented and 24 shared ownership. The unit mix comprises 27 one bedroom/two person flats and 21 two bedroom/three person flats.

The project

TVHA has a strong partnering history with St George plc, entering into a number of joint developments under Section 106 Agreements.

Amelia House is part of a much larger riverside development. All private flats were completed and sold before the superstructure work on Amelia House commenced. Completion of Amelia House completed the whole development.

Our role

Planning consent had already been granted at the time the site was purchased, so the scheme was, in essence, an ‘off the shelf’ development in terms of external elevations and internal design. This meant that the specification primarily involved negotiating the internal fit out of all flats in terms
of finishes and features.

Acting on behalf of TVHA, Churchill Hui’s initial role was at the pre-contract stage, to confirm the development offered value for money. The budget had already been agreed in principle but the Development Agreement still had to be finalised.

This proved quite challenging as specification levels had to be agreed by all parties and then documentation circulated to their solicitors. This was eventually passed back to us for scrutiny and comment prior to being signed off by the client.

The result

The development was completed on budget and well in advance of the longstop completion date, with the entire block of 48 flats being handed over in March 2008.

A key contributor was the relationship between client and contractor during the construction stage, with Churchill Hui acting as Employer’s Representative. This proved extremely cordial and all parties worked as a team to achieve a successful conclusion.

This success has been borne out by feedback to TVHA by tenants and leaseholders who have expressed their satisfaction with the standard and quality of the development.
